The modular home is built to your State’s code for construction. The inspection process on-site is therefore more thorough. The home is brought to the site on a flat bed and steel frame undercarriage is completely removed. This home is not constructed with the first floor utilities. This home normally is placed on a minimum of a crawl space. A basement is preferred and most popular, as the furnace and water heater are usually installed on-site, below the first floor. The modular home can be built as a ranch, multi-level two-story, or a cape cod. This home is available to customize.

Today’s modular systems are of efficiency and quality assurance. The building process begins at the design phase. Most modular producers use state of the art computer assisted design stations which aid them in customizing floor plans and producing drawings and material requirement lists. Assembly lines are used to construct the product.

3. How Long Does It Take To Build A Modular Home?
Speed and consistent quality are two of the advantages for choosing modular components for your new home. On the average, a home consisting of two modules will be factory produced in six or seven days. Delivered within 4-8 weeks, depending on the production facility. On-site completion is up to the local general contractor to assemble and have inspected.

4. I Get Confused When I See The Terms “Manufactured Home”
and “Modular Home.” What’s The Difference?

Manufactured homes, sometimes referred to as mobile homes, are another type of building system and are constructed to a different set of codes from the Modular.  Manufactured is also used to describe a sectional home. Manufactured homes are built with a steel under carriage system.

Sectional = H.U.D.

Federal Code for Building

The sectional home is built on a steel frame. The home has wheels and axles attached to this frame, which can be removed prior to its placement. The sectional home can be placed on a full basement, a crawl space, a slab or on frost columns. The floors are built above this frame. All sectionals come from factory with a water heater, furnace and first floor utilities i.e. electric box, washer and dryer hook-ups. The sectional has all its water lines and duct work installed at the factory. The rule of thumb is: The sectional home comes from the factory complete with only the outside connections required on-site. The home does not leave the factory without the federal H.U.D. inspection. The sectional home generally has less on-site assembly and therefore more affordable, also less time consuming. The local building inspection is not required except for utility connections and foundation. The sectional home is typically built as a ranch in two or more sections.  A single-section home is 14′ or 16′ wide in the midwest.
